The construction loan is for builders building from the ground up on undeveloped land. We have access to some of the best lenders in the industry for projects of all shapes and sizes including residential, commercial and multi-family. These lenders range from conventional to private sector (hard money) loans so we are capable of financing almost any project as long as it makes sense.

Also, the process may seem daunting, especially if this is your first construction project but we have the resources to help you through. If you are new to the process, you can partner with one of our Joint Venture mentors who will work with you start to finish or you can simply turn the project over to them and split the equity at the end of the deal. Your choice.

Joint Venture

Many times a borrower wants to enter a certain market such as flips or construction, but lacks the expertise to understand the potential risks or the ability to obtain financing. We have a special Joint Venture mentor program that allows the borrower to partner on the first one or two projects so they can learn first hand how to be successful.

This is a win-win scenario because the JV Mentor has a proven track record and will split the equity with you in exchange for passing along their knowledge. The program is so successful that many "students" often stay with the JV Mentor and simply let them manage all the headaches of a project while reaping the rewards.

Gap FuFnding

For the rehab or flip investor, often times they do not have enough cash to get started so they rely on "Gap Funding". This type of lending often involves an equity share in return for the gap lender providing funds necessary to complete the lending requirements of the primary lender.

In other words, if you have a $200,000 project the primary lender will require you come in with 35% or $65,000 but you only have $10,000. You would utilize a Gap lender to provide you with the missing $55,000 in order to do the project. In return, the Gap lender (depending on the project) would take 50% of the remaining equity (profit) for the money loaned.

This is a very simplified example but it shows the power of gap lending.

For anything that falls outside the realm of residential in real estate, you will need a commercial loan and we work with some of the best in the industry. Whether you have an office, industrial, multi-family or other commercial project, we provide you with a lending expert in that field.

Bridge

A bridge loan is a form of financing that allows either an investor or homeowner to get from one project to another. An example is if a borrower is currently in a home but has equity in the home and wants to purchase another home but does not have the required capital to complete the purchase on the second home. The borrower would leverage equity in the first home to complete the transaction on the second home. It is an equity line in the form of a one-time loan. This type of loan is most prevalent in commercial projects.

If this is the type of loan you need, we have bridge lenders depending on the project and your specific requirements. Line of Credit

A line of credit is tied to equity in one or more properties or can be based on a signature depending on the borrowing history and the relationship between the borrower and the lender. For the purpose of this definition, a line of credit is money lent on the equity in one or more properties but not necessarily tied to any particular property.

The primary use as a real estate investor is when one or more properties is owned with equity, the borrower would take out a line of credit against the �pool� of properties and sometimes even include their personal property as a way to leverage more investment purchases. These are typically a little more complex to maintain since the pool of properties often shifts and equity position of the lender must be preserved, but this type of loan has definite value and we have access to the lenders that underwrite lines of credit.

Owner Occupied

As an investor you are considered more sophisticated when it comes to financing the purchase of homes for investment and resale purposes. This is why there are far more financing options for investors than for homeowners who will occupy a property, because there are fewer regulations on investors versus homeowners.

For that reason, most private money does not lend on a home that you intend to occupy. This means that if you are buying a home that you plan on inhabiting then you will need to take a more conventional lending route for regulatory compliance reasons. We work with a multitude of �mainstream� lenders who can get you the best loan pricing available and complete your transation in a short period of time.
